Am I required to make my property available to Section 8?
Yes, it is against fair housing laws. There may be additional inspections required by the municipality. -
Are you licensed?
Yes, in the State of NY, to provide management services to properties we do not own, we must carry a New York State Broker’s License and follow New York State Real Estate Law. -
Can I reach you after hours?
As an owner you will be provided with a direct number to the manager in charge of your specific property. -
Can you put the money directly into my account?
Yes through our incredible technology you will be given access to an Owner Portal which allows you to make contributions to your account. -
Do I get to see the lease or sign it?
You may at any time request to review a lease. One is always provided in your portal once it's completely executed. You will not sign it as we are the ones to sign leases once property is under management. -
Do you sell real estate too?
No, this firm does not sell real estate. By New York State licensing, yes we are allowed to. However we do not. -
How and when do I get my checks?
You may receive your monthly disbursement by ACH (Bank Transfer) or a check can be mailed to an address provided. -
How is rent collection handled?
Rent is due on the first of each month. It is collected through the Tenant’s online portal, US Postal Service or in person at the main office. -
How long of a lease do you sign?
We always push for a 1 year lease. Unless otherwise directed we believe a 1 year lease is good for the health of the building and allows the Owner to budget properly. -
How much security deposit do you charge the tenant?
By law we may only charge an amount equal to or less than the amount of one month’s rent. -
How soon can you start managing my property?
We can start as soon as you are ready! Typically once you give our team the go ahead we can transition the property to us within a couple days. If it is a property with many units it might take a few extra days. -
What type of properties do you manage?
Residential property and Mixed-Use properties (commercial and residential units all in one building) -
What type of reports do I get and how often?
With our system you may get access to several reports at any time. But on a monthly basis you will receive an owners’ statement, cash flow statement (income and expense) as well as a tenant rent roll/ledger. -
Who holds the resident security deposit?
All security deposits are held by the owners once the Resident makes the initial deposit with our firm.
